What's My Needham MA Home Worth?

Needham MA Homes

Selling your home

Your career is taking your out of Needham MA. You are considering taking a loan against your home equity for the business you've just started. You are planning to upgrade because your family is growing.

You've been in your home for a long time and would simply like to know how much it is worth now.

Any of those might be your reason for wanting to know your Needham home's worth.

How do you find a reliable source of your home's value?

There are several ways you can have an estimate of your home's value.

You can use any of the free home value estimator online, but do not expect the number to be accurate, nor use it as your home's listing price. With our generation’s dependency on computers, it is an easy matter to use an online home estimator.

There is no denying that computers are efficient in crunching numbers, assessing huge amounts of data, and producing data fast. When it comes to estimating your home however, do not expect your estimated home worth to be close to its market value.

Most online home value estimator gets it data from County Records like Registry of Deeds and Tax Assessment Office, which are not reliable nor accurate because many homeowners don’t include all the upgrades they’ve done on their tax returns.

There are also states which have non disclosure agreement so none of the online home estimators will know how many homes in these areas sell for. If you've made any improvements to your home in the last six months to one year, none of these online home estimators will include that in their data.

What Affordable Improvements Will Add Value to My Needham MA Home for Sale?

Homes for Sale in Needham

Planning to sell your home?

When the time has come put your Needham MA home up for sale, your first question is probably “How much can I sell it for?”. The next one is probably "How do I add value to it?”.

If you are thinking of boosting the value of your home but have a limited budget, there are many things you can do that will yield high returns. You just have to know which home renovations or improvements to do, because some renovations don't pay off.

Top 5 most affordable home improvements

Here are some home improvements that won't break the bank but can easily add thousands of dollars to your home's worth.

  1. An efficient and updated kitchen

Home buyers love a spacious and updated kitchen. Your budget may not allow you to replace all the kitchen appliances, but there are still some things you can do to upgrade the look of the kitchen, making it look nearly new.

Make sure that the kitchen is clean and tidy, and replaced any cracked tiles.
Replace the faucet and change the light fixtures to brighter and more energy efficient ones. This instantly improves the appeal of your kitchen.

If your budget can still be stretched, give your cabinets a makeover. Replacing the cabinetry can be expensive, but you can replicate the look by replacing the door handles, cleaning and sanding over areas with scratches, and giving the cabinets a fresh coat of paint.

  1. Inexpensive bathroom upgrades

Next to the kitchen, bathrooms are the next most visited place in the house by home buyers.

Enhance your bathroom’s appeal by ensuring it is clean.

Replace doorknobs and cabinet handles with new ones.

If you are using frosted glass in the shower, replace it with clear glass.

Update the lighting fixtures. Doing all these things can give your bathroom an updated look without breaking the bank.

  1. Create space.

Home buyers love homes with open spaces, the seamless blend of living space from the living room to the kitchen.

Remove any non-structural walls that close in the room.

Another way you can create space is by rearranging furniture. Put the heavy objects close to the walls and as far from the entrance as possible.

  1. Clear the clutter.

Remove any unnecessary decorations or furniture. You may not add space to the square footage of your Needham MA home for sale, but you can make it appear larger.

Store or throw away any unneeded furnitures to open up the space, making the home look bigger.

  1. Paint, paint, paint

This is the oldest trick in the book of home improvements because it is effective.

Giving your home a new coat of paint and sticking to neutral colors can do wonders for your home. It gives the impression that your Needham MA home for sale is properly kept and well-maintained.

  1. Enhance your home’s curb appeal.

Never discount the effect of curb appeal to home buyers.

You have probably heard this a million times, but a beautiful lawn, well placed shrubs and a swept walkway gives a great impression. The first impression is important when you want to attract buyers to your Needham MA home for sale.

Cleaning and sprucing up your lawn is not expensive. Adding a window box with colorful flowers enhances the appeal and catches a buyer’s attention.

These minimal home improvements will not cost you much but they can add value to your home’s worth. Remember, your home value is what the buyer thinks your home is worth. Clean, repair, upgrade and stage for results that add value to your home.

What's My Westwood MA Home Worth?

What's My Westwood Home Worth

Trying to find your home's estimated market value?

Are you thinking of putting your Westwood MA home up for sale?

Do you need your home's current market value for insurance or property tax purposes?

Perhaps you are considering trading your home because you are upgrading or downgrading?

Many homeowners pay a monthly mortgage but not everyone has a clear knowledge of the current value of their home. As a homeowner, your home could be your biggest investment and asset, so you will want to know its worth.

Determining your property's worth

When you bought your Westwood MA home ten years ago, you knew how much it was worth. But property values have appreciated and depreciated over the past decade, so now you have no idea what the current value of your home is.

If asked, you've probably turned to the internet for help and may have used an  online home estimator to figure out the value.

Free of charge and providing fast results, the estimated price from a free online home value estimator could be what you are using as your home's current value.

What's My Westwood Home Value

But do you know that you those online estimators are not reliable?

Why? Because online price estimates are exactly that- estimates. On one of the popular estimate sites, it is written clearly that the estimate is simply a "starting point" in determining a home's worth.

The estimated value is the algorithm's best guess depending on the available data of the market, and many times, the difference between the actual worth and the estimate is thousands of dollars.

The online estimator can estimate if it has sufficient public data on the area where the home is being sold.

But what if there is insufficient data in an area?

What if you have made upgrades in your home? What if you have increased your home’s square footage?

An accurate valuation isn't possible without a visit or home inspection.

If you will base your pricing for your Westwood MA home for sale on the result of an online estimator, you may not sell your home successfully.

How do you get an accurate market value for your Westwood MA home?

To get the most accurate and current market value of your home, you need the help of a professional real estate agent like me, Sheila Moylan. As an experienced real estate agent, I have the proper training and skills on assessing your home’s worth.

I know how critical it is to get the accurate price of your Westwood MA home before listing it. Your home's price determines the success of the sale, so you want to get it right.

To get the accurate worth of your Westwood MA home for sale, real estate agents like me use comparative market analysis or CMA. We look at your home’s location, the condition of your home and property, and the market in your area.

We also take into consideration the age and size of the home, along with the bedrooms and bathrooms, and any upgrades you may have made.

If you have installed a new deck, or upgraded your kitchen, or updated the master’s bedroom, all that will be included in our assessment.

We also look at the comparables in your neighborhood, along with many other factors that we include in the assessment. All this information can help us make an accurate valuation of your Westwood MA home’s worth.

Most importantly, we know how challenging and stressful it can be to put a home up for sale. Let me help you make it as smooth and as stress-free as possible. I will be with you every step of the way, from pricing your home, to negotiating on your behalf, until we have successfully sold your home.

Are you ready to have your home assessed? Call me, Sheila Moylan, at 781-956-6591. I can provide you a free valuation of your Westwood MA home and give you the help and commitment your home deserves.
